Launching a New Airport Hotel from Market Entry to 71% Occupancy in Six Months

The Challenge

Lime Shine Airport Transit Hotel is a newly developed 16-room airport transit hotel strategically located near Bandaranaike International Airport.

As a new entrant to the hospitality market, the property had no established customer base, no online presence, no travel trade relationships, and no defined commercial strategy. The owner engaged Elevate Hospitality on a six-month project to prepare the hotel for market entry and establish a strong commercial foundation.

The objective was to position the hotel competitively within the airport accommodation market while creating sustainable demand from both Online Travel Agencies (OTAs) and the travel trade.

Our Solution

Elevate Hospitality implemented a complete commercial launch strategy covering pricing, technology, reservations, distribution, and staff training.

Our scope included:

  • Conducting a comprehensive competitor analysis to identify market opportunities and develop the property's commercial positioning.
  • Designing the hotel's room rate structure and dynamic pricing strategy based on market demand, location, and competitor benchmarking.
  • Creating and optimising the hotel's presence across major Online Travel Agencies (OTAs).
  • Implementing the complete Exely Hospitality Solution, including:
    • Property Management System (PMS)
    • Channel Manager
    • Internet Booking Engine
    • Reputation Management Platform
  • Developing reservation Standard Operating Procedures (SOPs) and professional guest communication processes.
  • Introducing the property to Elevate Hospitality's travel trade network and establishing relationships with inbound Destination Management Companies (DMCs).
  • Organising familiarisation (FAM) visits for travel agents and tourism industry partners.
  • Training the hotel team on revenue management principles, dynamic pricing strategies, and effective use of the Exely Hospitality Platform.

Project Outcome

Following the successful completion of the six-month commercial launch programme, Elevate Hospitality concluded the assignment after handing over a fully operational commercial management framework to the owner.

The project demonstrated Elevate Hospitality's capability to support newly developed hotels through market positioning, technology implementation, revenue management, travel trade development, and operational readiness during the critical pre-opening and launch phase.
